Zoning and the Mountain Land Use Academy
Zoning: Power Grab or Protection of Land Values?
Zoning is one tool that can be used to implement the comprehensive plan. Some label zoning
as government over-reaching. In practice, zoning, although not appropriate in all situations,
most often protects and enhances local property values. Although zoning limits what you can
do with your property, the regulation also prevents your neighbors from engaging in land
uses that would interfere with your use of your property. This session discusses the benefits
and limitations of zoning as a tool to realize the community’s vision
